What are the main requirements for private leasing applicant?

At least 21 years old Estonian citizen or alien with Estonian residence permit. At the end of the leasing period not older than 70 years.

Minimum regular net income of 800 EUR/month. The probationary period in the job must have ended.

At the time of applying for the lease, the applicant must not have any active payment defaults and at least 6 months must have passed since the last ended payment default.

The applicant can apply for a lease together with a guarantor (spouse or partner), in which case both incomes are taken into account. The same requirements apply to the guarantor.
